Steam Extraction Tile &Grout Cleaning

The tile cleaning process begins with the removal of all personal items and small furniture. This is typically completed by the homeowner prior to arrival, but we are happy to assist if needed, though an additional fee may apply.

The tile & grout cleaning process:

• First, we apply an alkaline based pre-spray to the tile using a high pressure sprayer on a low pressure setting. This pre-spray works similar to soap in that it bonds to many things in the tile on a molecular level, that water would not otherwise want to bond to. This chemical reaction helps the rinsing process to remove more debris from your tile than what is possible with standard cleaning equipment like mops or pads.

• The tile is then allowed a “dwell” time where we allow the pre-spray to work its magic before we individually scrub every grout line with a stiff bristle brush. This agitation couples with the chemical reactions going on to achieve the best results possible!

• Next, we rinse the tile and grout with a hot water extraction tool. This tool utilizes water that has been heated in excess of 180 degrees to blast the tile at approximately 900-1000 psi before being swept up into the vacuum chamber of the tool and carried outside to the disposal tank. This high pressure rinse/vacuum system is great because it removes ALL debris from your tile, instead of spreading it around.

• The tile is then allowed to air dry. Surface dry times are usually less than an hour, however grout lines will continue to dry and brighten for about 24-48 hours after a clean.
